What May’s numbers really mean for Hilton Head and Bluffton.
May’s market data tells a very clear story: buyers have more options, sellers need sharper strategy, and pricing matters more than it did during the frenzy years. Across the Hilton Head Association of REALTORS® region, new listings rose 9.0% year over year to 687, pending sales increased 13.7% to 591, and inventory climbed 29.1% to 2,066 homes. That added supply pushed months of inventory up 32.4% to 4.9 months, creating a more balanced environment than many buyers and sellers have been used to. At the same time, this is not a collapsing market. Closed sales were only slightly lower year over year, down 1.9%, while the median sales price eased 1.7% to $562,500. The market is not shouting panic — it is whispering, “Price it correctly, present it beautifully, and know your segment.” Very coastal. Very polite. Still very serious.
In this market, strategy is not optional. It is the difference between sitting and selling.
Hilton Head detached homes remain the luxury anchor.
Detached homes on Hilton Head continued to show strength, especially compared with the condo and villa segment. In May, Hilton Head detached homes saw new listings rise 14.6%, closed sales rise 20.5%, and inventory climb 35.7%. Median sales price slipped 1.7% for the month to $1,150,000, but the year-to-date median price was up 11.6% to $1,200,000.
Translation: the single-family market is still holding a strong luxury position, but buyers have more choices. Sellers still have leverage when a home is well-positioned, beautifully prepared, and priced with discipline — not vibes, wishes, or “my neighbor got this in 2021” math.
Condos and villas are softer, but not simple.
Hilton Head condos and villas are telling a different story. New listings were slightly up in May, rising 2.8%, while closed sales fell 14.4%. Inventory rose 32.2%, and the May median sales price dropped 11.4% to $507,000. Year to date, however, the median price was still up 2.9% to $535,000.
This is where nuance matters. Buyers may have more negotiating room in the condo and villa space, especially where carrying costs, insurance, regime fees, or condition concerns come into play. Sellers, meanwhile, need to be very honest about competition. A condo that photographs well, feels turnkey, and is priced in line with today’s market will still outperform one relying on yesterday’s momentum.
Bluffton is steady — but buyers have more leverage.
Bluffton’s 29910 and 29909 markets remained relatively stable on pricing, with the May median sales price flat year over year at $540,000. New listings rose 13.8%, inventory increased 30.2%, and days on market rose 27.7% to 60 days. Closed sales were nearly unchanged, down just 0.9%.
This is the kind of market where buyers can be thoughtful instead of frantic. Bluffton continues to offer a compelling mix of lifestyle, community, schools, new construction, and access to Hilton Head, Savannah, and Beaufort. But with more homes available, buyers are comparing value more carefully — and sellers need to meet the market with condition, price, and presentation.
The supply story: more choices, longer timelines.
The broader supply report reinforces the same theme. Market-wide inventory rose 29.1%, with condos posting the largest inventory gain at 33.9%. Single-family homes reached 4.5 months of inventory, while condos reached 6.0 months. Days on market also rose across the region, increasing 28.3% overall, with condos taking longer than single-family homes.
More supply does not automatically mean a buyer’s market everywhere. It means the market is segmenting. Luxury single-family homes, well-located properties, and updated homes can still perform well. Overpriced or underprepared listings are the ones that feel the shift first.

For buyers: this is your window to be strategic.
More inventory means more room to compare, negotiate, and ask better questions. But the best properties are still not waiting around for someone who is “just browsing Zillow in peace.” The strongest buyer strategy right now is preparation: know your financing, understand community fit, compare carrying costs, and move decisively when the right property checks the right boxes.
For sellers: presentation and pricing are doing the heavy lifting.
Sellers can still win in this market, but the playbook has changed. Buyers are paying attention to condition, insurance considerations, HOA or regime fees, days on market, and whether a home feels move-in ready. Strategic pricing, professional marketing, strong visuals, and clean launch timing matter.
