Buyers remain engaged: regional pending sales rose 10.3% from last June and closed sales increased 17.8%. At the same time, properties took an average of 130 days to secure an accepted offer, up substantially year over year. That combination tells us demand is present, but buyers are taking more time to compare value, evaluate condition, and negotiate.

For sellers, the lesson is clear: the first impression and the initial price matter. For buyers, the slower pace can create valuable room for due diligence and thoughtful negotiations—although standout homes can still attract attention quickly.
